The Home Selling Process

Initial Listing Appointment:

All paperwork is sent digitally, reviewed, and signed. We pick a “Going Live Date.”

Prepare (clean & de-clutter) the house for photos and showing requests. BTW, are there any HOA violations or missed payments you know about?

The selected date has come!

We go LIVE in MLS and on all 3rd party marketing sites like Zillow!

Receiving an Offer:

I call you, we discuss however many offers came in, and I email a copy of all offers. We pick the best one that fits your overall need and then we sign all other offers as rejected, and email to their respective agents. This is sad, it must be done. We can only sell the home once.

Offer Accepted:

Escrow is opened with the Title Company as soon as the earnest money is received from the buyer. (Usually within 48 hours of acceptance.)

Inspection Period:

The buyer typically has 10 days to schedule (and complete) all inspections.

It is legal for the buyer to cancel the contract within the first 10 days.

The buyer typically submits a request for repairs or credit at closing for your consideration. We discuss and renegotiate if necessary.

Response Period:

You have 5 days to decide what items or credits (if any) will be offered. We will go through any requests together.

Acceptance Period:

The buyer has 5 days to accept your response and accept the terms offered, re-negotiate, or cancel the contract.
During this phase, the earnest money (held by the title company) and is refundable should the buyer cancel the contract unless stated otherwise within the purchase contract.

Appraisal:

The buyer’s lender orders the appraisal to learn the homes actual value.

As we’re in the final stretch – discussions between the agents how the utilities will be transferred shut down or turned on between the buyer and seller.

We inquire well in advance if it’s solar!

Do not change the plan if possible – let the buyers establish service. No changes from Net billing to Metered. This is HUGE!

Closing Day:

Documents are signed by ALL parties.

Usually, this is done via pre-sign with a notary local to your area. In person closings in Arizona are very rare.

All signed documents are sent by Title Company to the buyer’s lender.

Buyer’s lender funds the loan and sends the money to the title company.

Title company receives funds and “Releases the Deed” to record with the County of Maricopa.

Deed records with the County and informs the Title Company that the transfer has taken place.

Buyer receives the keys to their new home, AND we’re done!
