Whether you’re a first-time home buyer or someone who already owns multiple properties, buying a home is a major life decision and a substantial investment. With an ever-changing range of listings to sort through and an intricate process to navigate, buying a home may seem intimidating.

That is why many buyers choose to hire real estate agents to guide and represent them. The Purchasing Process.

Pre-Search.

It’s important to know how much you can comfortably spend and be able to back that up with verification from a bank or lender. They will outline a financial plan that is within your comfort zone.

They will issue a pre-qualification form to you that usually are valid for a 90 day period and it will be required to submit with all offers. It’s important to note, do not apply for new lines of credit or make any major purchases without consulting with your banker/lender first.

You are welcome to choose any lender you feel is the best fit for you. Local lenders are very valuable and tend to encounter less adverse challenges. Kurt can provide the contact info on reputable, local lenders of the highest integrity or feel free to simply Google your lender of choice and check their Yelp reviews.

You should also be aware that there are closing costs associated with every transaction in Arizona for both buyers and sellers. These costs differ based upon each specific negotiation. In Arizona, hiring a real estate attorney is not required by State Law. You are always welcome to have an attorney review any documents at your own expense, but there is no requirement for this.

The Search.

Aside from knowing the specifics of the home you want (i.e. how many bedrooms, bathrooms, etc.), you should create a list of the top two or three areas that you want to live in.

Think about your potential commute to work, where your friends live, and neighborhood amenities like restaurants, schools, transportation, and grocery stores. Google Maps and Google Earth are incredible resources to look at homes and areas to visualize what an overall community looks like from an excellent vantage point.

Kurt will help advise you throughout the search and can set up a schedule to show you the homes that are the best fit for your criteria. Once you find a home you love, you are ready to make an offer!

Offers are made in writing and Kurt will relay your offer to the seller/seller’s agent for the best position of strength and in an organized easy to share manner.

Once Kurt puts in an offer on your behalf, know that not everything will be negotiable. The seller may send you a counteroffer, which then begins a back-and-forth process until both parties come to an agreement. Kurt will fight hard to get you the best deal possible.

With older homes, consider inquiring about HOA assessments, fixtures, window replacements, air conditioners, floors, window treatments, pools, appliances, working fireplaces, washer/ dryers, etc. This is all completed during the inspection phase of the process which is usually a 10-day due diligence period that begins following the acceptance of any offer.

As a side note: At closing, homes are typically delivered empty and “possibly swept clean” unless negotiated otherwise within the contract.

From the point of acceptance, it typically takes between 35 – 40 days to complete the purchase of your home. During a sales transaction, Kurt will work in tandem with the selling agent, their team and the escrow officer assigned to facilitate the transaction. All earnest money is securely wired to the Title Company is held in escrow until closing.

It is important to remember that the seller can entertain other offers while contract negotiations are taking place but cannot do so after signing the contract.

Mortgage & Approval.

If you are financing, you should already have your pre-qualification letter from your mortgage banker. Mortgage applications cannot be processed without an executed contract. Reminder: If your home is being financed, the seller will require a commitment letter from a lender. Cash offers will require a Proof of Funds Letter.

Closing & Move-In.

After the signing of all documents has taken place, usually a few days ahead of the selected closing date to give the title company and lenders time to transfer funds and make any pay off’s, the Deed will be recorded with the County of Maricopa. Once that occurs, the title company/escrow officer will reach out to all parties indicating that everything has “recorded” and the keys can now be turned over to the buyer.

At this point, you’ve officially purchased your new home. Your search has finally come to an end and it’s time to celebrate.
